Carroll Management is looking for a Property Manager for one of our properties in Ponte Vedra, FL. The Property Manager will assist the Regional Manager in maintaining the physical asset and maximizing the financial returns from that asset in accordance with the owner’s objectives. Directs and coordinates activities involving office staff engaged in showing prospective residents apartments and explaining occupancy terms, renting or leasing apartments, collecting security deposits as required, and completing leasing forms outlining conditions and terms of occupancy while performing the duties below.
- Initiate preparation of weekly and monthly reports, regular market surveys, and advertise marketing programs.
Review and approve all rental applications and lease forms for accuracy and compliance with resident policy.
Make recommendations to improve marketing and leasing programs.
Possess full knowledge of the surrounding real estate market and the position the community plays in the market.
Be responsible for all property case management functions (AR, AP, cash receipts)
Analyze budget variances and submit written findings to Regional Manager along with monthly owner reports.
Implement rent collection programs in legal compliance.
Keep documentation of all resident correspondence in resident files and communicates and resident related problems and suggestions to the Regional Manager.
Maintain good relations with residents through quality customer service.
Handle property emergencies.
Manage onsite teams, set work schedules, supervise work performed by contractors
Assist Regional Manager with special projects and administrative tasks.
- 3 – 5 years related experience
Real Estate license
Experience in preparing budgets and staff management
Good written and verbal communication skills
Basic understanding of Landlord/Tenant laws and application, familiarity with NAA Lease and Addendums, Fair Housing/ADA regulations and applications, OSHA, & EPA requirements for property management industry
